E. Cook" date: Feb 1, 2024, 10:31 PM Dear Mr. Panos, The complaint enclosed below concerns a unit managed by Ms. Waicker. The problem was detected, reported, and partially treated in June 2023. The extermination team needed to follow up a month later. The exterminators never came back, and my June 14, 2023 reminder emailed to Ms. Waicker remains with no response already for more than 6 months. As you can see from the email below the situation is unbearable. In a July 17, 2019 letter the Board of Directors wrote to unit owners "Exterminator Issues (Mice, roaches, and bed bugs) It only takes one unit with this issues to cause an infestation for all units in the building. Don't be that unit!" (attached for your convenience). One does not need to be a rocket scientist to comprehend this statement. The issue was neglected by Ms. Waicker for more than half a year, and she refuses to treat it IMMEDIATELY. I wholeheartedly support Ms. Cook's intention to complain to the Maryland Homeowners Association, the Office of the Attorney General Consumer Protection Division and the BBB. Please let me know how Thornhill Properties plans to address this issue. With best regards, Jacob Kogan from: Y. E. Cook to: dwaicker@thornhillbaltimore.com, Jacob Kogan date: Feb 1, 2024, 3:27 PM subject: Mice Infestation 207 Erin Way #101 Good Afternoon, I am sending this email regarding an influx of mice in my Mom'( Deloris Cook) unit. This has completely gotten out of control. For the past two nights my mother has called me crying and so upset because she is completely terrified of mice. She is not comfortable in any room in her own unit, which she pays rent for on a monthly bases. This is completely unacceptable! Jacob as the unit owner it is your responsibility to ensure extermination services are provided. From the previous email communication you told me you felt as though it was needed by a professional. Denise according to the minutes of your last meeting the property management company was looking at new quotes for a new pest control company. My Mom also said that you told her in the beginning of Feb an exterminator would be on the property and you would have them check her unit, time permitting. Will that still take place? The issues seems that no one wants to resolve this issue because no one wants to fit the cost of this. Not you the owner (Jacob)or your company as the property manager (Denise). Mean while my Mom is the rent paying tenant caught in the middle living with mice. This has to be resolved as soon as possible! I have contacted several exterminators in the Baltimore area to come out on my own but because I am not the owner or property manager they will not come out to service her unit. However,if I do find a reputable company to come out and service her unit, I will deduct that cost for the exterminator from her February 2024 rent payment and file a rent escrow case with the District Court of Maryland until this mice problem is handled. Denise the property management company needs to provide some type of service for extermination. It is pointless to do 1 interior unit and not address the issue for the entire building. It is not enough to just do the bare minimum. Has the property management company acquired a new extermination company? If so who is it and what services are they going to be providing if any. The property management company has an equal amount of responsibility in this matter. I do not mind filing a third party complaint with the Maryland Homeowners Association, the Office of the Attorney General Consumer Protection Division and the BBB. Please put yourself in my Mother's shoes. She pays and deserves to live in a clean safe, habitatal place and does not deserve to be ignored about a constant mice problem. Please get in touch with my Mother to get this resolved Respectfully, Yolanda Cook 443-202-8455 from: jk to: Denise Waicker , Jacob Kogan date: Jun 14, 2023, 4:49 PM subject: Re: Extermination services Hello Denise, The exterminators serviced 207 Erin Way UNIT 101, REISTERSTOWN, MD 21136 at the end of May, thank you. They also told the tenant (Delores Cook 410-596-1231) that they need to follow up a month later. I am not sure whether you should do anything in this regard. To be on the safe side I just wanted to let you know. Thank you, Jacob
